Summer has arrived at Northstar, and we wanted to take a moment to share some perspective on where our market stands.
Many of you are aware that values in Mountainside, and across the broader Tahoe luxury market, have shifted from the heights reached in 2022 and into 2024. That shift is worth understanding in context.
What we experienced during those years was extraordinary. Demand compressed years of appreciation into a very short window, and prices reflected it. What we are seeing now is normalization, a recalibration to a market driven by fundamentals rather than urgency. Buyers are still here. They are serious, they are well-capitalized, and when the right property comes to market, they move.
Two homes closed in Mountainside earlier this year that illustrate this well. 15157 Boulder Place, a four-bedroom, 3,200 square-foot Boulders residence, closed at $3,775,000 ($1,179/sq ft). Constellation Residence #4103 at the Ritz-Carlton Highlands: a two-bedroom, 1,516 square-foot ski-in/ski-out home – sold off-market, in cash, at $1,800,000 ($1,187/sq ft). Two entirely different products, two entirely different price points, trading at nearly identical values per square foot. That kind of consistency doesn’t happen in a market losing confidence. It happens in a market finding its footing.
Mountainside continues to occupy a category of its own within the Truckee luxury landscape. Its mid-mountain position, access to Northstar’s resort infrastructure, and connection to the Ritz-Carlton attract a buyer who understands scarcity. Trophy properties like these are not being replaced, and serious buyers increasingly understand that.
